Denver context matters
Denver homes with older plaster walls, shared structures, finished basements, and attached garages can have damage beyond the visibly burned area. Even a small kitchen fire may leave smoke odor, water damage, or electrical concerns. We assess the property in its present state and do not expect a polished listing-ready home.
Know the tradeoff. Repairing before sale may broaden the retail market, but it requires capital, time, oversight, and choices about scope. Selling as-is can reduce those obligations, typically in exchange for a buyer pricing in risk and repairs. Preserve documents, photographs, and insurer correspondence, and do not enter an unsafe property.
